Building Control in Hertfordshire

Having your building plans approved by private building control or an Approved Inspector is an alternative to using a Local Authority Building Control. In both instances it is important to obtain a final certificate for construction work as unathorised work can often prevent or delay the future sale of a building as well as void a building insurance. Equally should the Local Authority find unauthorised work during construction they could take legal action.

There are alternatives if you have carried out unauthorised building work, is it often possible to approach a Local Authority Building Control department and apply for consent in-retrospect i.e. regularise the work. Unfortunately in most instance this will require aspects of work to be opened up and the application fee is often considerably more expensive that applying for consent in the first instance.

At Greendoor we offer an open advice service on all aspects of Building Control. We proactively look to assist clients with their Building Control needs prior to unauthorised works being carried out. As an Approved Inspector unfortunately we can’t approve work if already completed but we can assist you with the application process and act as construction consultants on your behalf. Equally if you chose to use our service prior to any construction work having taken place we can work with you throughout the scheme.

Our Building Inspectors pride themselves on being helpful and customer orientated, we understand clients and the commercial pressures they are often faced with and therefore aim to provide refreshing non complicated Building Control Approved Inspector or advisory service on items related to the Building Regulations or associated codes including The Equalities Act, The Code of Sustainable Homes, The Regulatory Reform Order.

Unlike a Local Authority, Approved Inspectors don’t have the power to prosecute clients for unauthorised work. At Greendoor we work with our clients to find ways of achieving compliance with the Building Regulations prior to complication arising.We aim to achieve this by completing a comprehensive plan check to highlight any areas of concern in whilst doing so provide helpful guidance to assist our clients achieve compliance. Following the plan check phase our Building Inspector willarrange to carry out periodic inspections of the work, whether domestic, commercial, office fit out, new building retail or fit out to ensure that the work carried out on site complies with the Building Regulations and provide our clients with peace of mind.

We also offer additional services when not appointed to carry out the Approved Inspector work, these include SAP calculations and SBEM calculations, Access Surveyor and Structural Calculations.
